Macael

The Idea

Our proposal for the construction of social dwellings in Macael could be compared to the hands of a sculptor that “shapes” the mountain. The marble quarries have been coexisting with the town of Macael for centuries, thus the project refers to the many existing cavities in the hills of the city, structuring the space between the lower streets and the top of the hill, as a “quarry”.

Due to the great slope on the site, we divided the plot into three platforms at different levels (+620, +630 and +640), where we placed the main bodies of the housing complex. The archetype used for the dwellings is the “Andalusian house”, a house facing a green courtyard, with many views on the town. The underground parking frees the entire environment from traffic; pedestrian streets lead to outdoor public spaces that incorporate indigenous vegetation such as pines, olive trees and oleanders.

Hortaleza

The Plot | THE SOLUTION

The Hortaleza district, with its diverse character, includes various types of housing such as the single family house, the perimeter block, and in greater numbers, the open block. The site of the competition, with an arch form, has a 3 m. drop from the east to the west. Adjacent to the plot, the social houses designed in the 60’s by the Spanish architect Fernando Higueras, survive.
Accommodating ourselves to the existing slope, we divide the program into 3 elements: a base that includes parking and commercial areas thus reducing excavation costs, (ground and first floor), a perforated platform that includes 10 houses (first and second floor) and a representative tower on the curved end of the site, which includes the remaining 56 houses (from the second through the tenth floor). The base is occupied with long houses of two floors with rooms oriented to inner courtyards. To the east, the tower is split into two volumes, in order to fit into the curved geometry of the plot; the floors vary in their ascent, creating double height voids allowing for cross ventilation, thus increasing the bioclimatic conditions of the tower.

Parla

The Plot

Parla’s proximity to Madrid (less than 20 kilometers) and accessibility (connected by major highways, A-42 and R-4), has transformed it into one of the capital’s “dormitory cities”, growing from 1.800 inhabitants in 1960 to its current population of 108.000. Even though the lot was part of a Perimeter Block, the project’s façade fronts solely on Leguario Avenue, without completing the western corner of the site.

The Solution

We divided the building in two components: a two story platform, containing single story apartment units that meshes with the surrounding town homes, and three volumes raised above from this podium containing multi-level dwellings. The resulting space between the podium and the three units located above, becomes an elevated courtyard for the owners to enjoy. We chose white klinker brick for the north façade and aluminium panels towards Leguario Avenue providing the building with a representative character.

The apartments

Our design includes 1, 2 and 3 bedroom apartments and 3 bedroom duplex units, all featuring double orientation for cross ventilation (living room facing south, bedrooms north) for cross ventilation. The common attribute of all units is the unique positioning of the kitchen and bathroom, centered in the middle of the space much like a piece of furniture, separating the living room from the bedrooms.

Lalín

The Plot

The project is located in the “Regueiriño Sur” area of Lalin, Pontevedra. Lalin’s growth to the west includes multi-family residential buildings and institutional buildings such as the courthouse and the new townhall.

The Solution

We divided the building in three elements: a base with retail units, a stone clad volume containing 3 bedroom housing units, and, finally, a sloping roof that contains 2 bedroom penthouses. With the plot’s 20 m width, we laid out two sets of 8,5 m wide units along the southwest and the northeast façades, separated by a 3 m wide inner courtyard. The resulting dwellings, all enjoying a double orientation for cross ventilation, include perimeter living rooms and bedrooms; the bathrooms and kitchens face the inner courtyard.

The materials

The façades, cladded by local granite, feature a staggered composition of vertical windows to the southwest, and, a regular grid of large windows to the northeast.

Utiel

The Plot

The U shape lots 3.1, 3.2 and 3.3, are located in the south of the Celadilla district of Utiel, next to the Madrid-Valencia rail line. Our design proposes a compact rectangular layout, allowing us to dedicate the remaining land to a plaza, a meeting point connecting Celadilla and the center of Utiel.

The Solution

Because of the elongated site of nearly 16 meters depth, we designed long and narrow housing units in order to provide double orientation, an optimal condition for natural lighting and ventilation. Access to the housing units is carried out through exterior footbridges located on the northeast façade; in this way, all the living rooms face southwest and the bedrooms northeast. There are 8 different housing types including 1 and 2 bedroom apartments and 3 and 4 bedroom duplexes.

The materials

Regarding the building materials, the façades respond to the site’s exposure and include elements and textures according to energetic efficiency rules; projected windows with adjustable blinds towards the plaza (southwest) and footbridges with microperforated metallic sheets towards the train tracks (northeast), that provide the building with a varied character.

Daimiel

Project Abstract

In order to complete the 18 dwellings required by the competition and to preserve the continuity of the urban landscape formed mainly by two story townhouses, we designed a multi-family residential building which incorporates typical features of single-family houses. Accommodating independent accesses for each unit, we located courtyard houses on the ground floor and duplex units on the first floor.

Pedernoso

The Plot

El Pedernoso is located in Castile-La-Mancha, flanked by larger towns such as Mota del Cuervo and Las Pedroñeras. The towns of La Mancha are characterized by radial urban planning, where long narrow streets come together in squares; the archetypal “La Mancha” house is the “solariega house” that opens itself towards the interior.
The competition’s jury stated their criteria as: continuity of the urban landscape, houses that open to inner courtyards; and use of local building materials.

The Solution

We interpreted the “solariega house” of La Mancha, orienting the rooms towards a series of courtyards: an open entrance hall, an inner courtyard and a back garden, generating rooms with ideal lighting and ventilation. All residences (5 m wide) bordering the existing streets, extending 20 m within the plot and preserving the remaining land for private gardens. Given the east-west orientation of the plot, this is the most suitable layout as it guarantees continuous sunlight for the entire development.
